I’ll be completely honest with you...
In 2026 – veterans SHOULD be skeptical about buying a home.
But it may not be for the reasons you're told.
Buyer broker fee changes. VASP program cut mid-process.
Lenders quoting terms that weren't accurate.
Realtors pointing buyers toward conventional because they don't understand VA.
The VA.gov comment sections tell the real story:
"Everyone is just trying to make money off me."
I've been working with veterans for over 35 years.
That's not a talking point. It's a track record.
You deserve someone who already knows the program, doesn't need you to explain your own benefit, and isn't adding confusion to an already confusing process.
That's what I show up to do every time.

There's this newish spot that opened up in Beaverton a while back back and it's been something I've frequented since hearing about it from my daughter.
It's called Tacos Fita.
It's right near downtown off Lombard ave.

I simply can't recommend it enough!
Actually tried their burger today and it's insane too!
Whatever you do, do NOT sleep on these tacos.
The homemade tortillas are to die for and you can taste the love in every bite.

The conversation nobody is having with first-time buyers right now:
Your rate on paper and your rate at closing can be two different numbers, if you don't lock it.
Rates can move in days.
Sometimes hours during volatile stretches.
If you're 45 days out from closing and haven't locked, you're gambling.
Most lenders offer a 30, 45, or 60-day lock. Some have float-down options if rates drop during that window.
Ask your lender specifically: "When does my lock expire, and what happens if we need to extend?"
The answer will tell you a lot about how prepared they are for the unexpected.

Ten years ago, people moved to Beaverton because they couldn't afford Portland.
Today, people choose Beaverton intentionally.
Better school ratings.
Shorter commutes to Nike, Intel, and the Sunset Corridor tech corridor.
More walkable pockets than most people expect.
And a downtown that's actually invested in itself.
The buyers I'm working with aren't settling for Beaverton…
they're prioritizing it.
