A small question.

What's the first thing you do in the morning? Coffee outside before the day starts. The trail before the heat. Straight into a workout.

Curious where everyone begins. Tell us below.

The quiet side of the building is the one to ask about.

The south-facing homes overlook the creek and treeline, giving you nature instead of the street. They also offer one of the best opportunities to own at One Oak today.

South First has a new one worth knowing about.

just opened in Bouldin Creek, at 1600 South 1st. Entirely gluten-free and clean, though it never reads that way on the plate.

Weekend brunch and a quieter happy hour during the week.

Six blocks north. The kind of place that becomes a regular thing.

Coffee first? Always.

The rest of the morning tends to follow from there. Fresh air, a little time outside, a workout you can call a workout, the dog's routine, and eventually the pool.
All of it part of the day, none of it asking you to leave home.

That's the rhythm.

There's a way to do an Austin July, and it isn't fighting it.

102 by mid-afternoon, so the day moves around the heat. The trail early, while it's still reasonable. Indoors through the worst of it. The pool once the sun lets up.

Peak summer. There's a way to do it well.

The 4th has an easy version down here.

The Austin Symphony plays Auditorium Shores tonight, with fireworks over the lake at 9:30.

Watch from your balcony, or walk up to the South First bridge for an up-close view. No parking, no plan.

Star Spangled Fest. Free, and a few minutes from the front door.

Summer Saturday at One Oak. How would you spend it?

Run along Bouldin Creek before it gets hot. Pool deck by late morning. Bike the Butler Trail to Lady Bird Lake and back. Then the hardest decision of the day: grill on the courtyard or walk somewhere on South First for dinner.

Drop your version below.

Habanero Mexican Cafe on Oltorf has been doing the same thing since 1998 and they haven't needed to change a thing.

Mesquite-grilled fajitas. Breakfast tacos that don't mess around. The kind of salsa that reminds you why you moved to Austin. Open for breakfast and lunch, closed by the afternoon — and honestly, that's part of the charm.

It's a short walk from One Oak and it's the kind of place where everyone feels like a regular.

Every building has that one resident everyone knows. At One Oak, it's Odie.

Eight years old. First floor. Adopted at three from a bad situation and has been living his best life ever since. Trail walks before the heat. Ball on the lawn. The amenity deck is basically an extension of his patio at this point.

He's got a double row of teeth — like a land shark — and enough energy from his raw food diet to outlast dogs half his age.

Odie didn't choose One Oak because of the dog park, the creek trails, or the neighborhood full of dog-friendly patios. He chose it because his person did. But he's definitely not complaining.

It's 7pm and still 95 degrees outside. But the pool doesn't care.

That's basically how June works at One Oak. You wait out the hottest part of the day, head down to the pool around 6, and the sun doesn't go down until 8:30. Two and a half hours of the best light, a cold drink, and nothing on the calendar.

This is the part of summer everyone's chasing.
