In the latest April 2023 Central Texas Housing Market Report released by the Austin Board of REALTORS®, it is evident that the Austin-Round Rock housing market is diverging from national trends and maintaining a state of balance. 🏡 📊 While the National Association of REALTORS® reported a significant nationwide decline of 22.7% in home sales during March 2023, Central Texas experienced a comparatively smaller decrease of 14%, underscoring the region's impressive economic resilience.
Last month, the housing inventory in the Austin-Round Rock area witnessed a notable increase of 2.4 months, reaching a total of 3.2 months of inventory. Homes spent an average of 71 days on the market, marking an increase of 53 days when compared to April 2022. Concurrently, the median home price experienced a decline of 15.1%, resting at $466,705. Residential home sales also saw a year-over-year decline of 18.8%, amounting to 2,611 closed sales, while the sales dollar volume plummeted by 29.3% to $1,545,088,361. The number of new listings decreased by 10.6% compared to the previous year, resulting in a total of 4,115 listings, while pending sales demonstrated a slight increase of 0.2%, with 3,267 transactions.
