Why do you need Zillow?
It is a bummer that as Single Family Operators we cannot dominate the online Listing Space like the Multi-Family can. If you were to search rentals in your area what dominates your feed is all the Multi Family projects and their amenities.
Zillow is one of the only few listing services for SF rentals that can compete with what the multi Family industry can do as it pertains to online advertising. Specifically in Austin with all its new inventory, you need to be listing your property on Zillow.
For the property managers who are not using Zillow. You need to get with the times before you are left behind! Zillow Rentals

For the Monday Market Update I picked one of our new up and coming rental Zip Codes. 78640 and Kyle TX. This is one of the markets where we have seen the most drastic shift in rental prices since COVID. Many factors have affected that but none more prominent than the amount of homes being built. East of I-35 has a very soft soil compensation that makes it easy to dig out foundations and build homes at a cheaper price point.
With that influx of new homes and the sudden drop in rent rates we have seen a mass exudes of these renters moving closer to Austin for proximity to other amenities and getting a better rent rate. This among other factors has contributed to the drastic 20% decrease in average lease prices.
We still have faith in Kyle long term but the numbers at this moment and time don't look great.
If you can help it, finding an investment property on the West Side of I-35 will result in less foundation issues and will not have you competing with the New Builds that are flooding the market on the East side.
Reach out if you want some more details on specific neighborhoods where we are seeing some better rent rate stability in 78640!

After being ranked the #26 Property Management company in the nation, we’ve decided to change our strategy. Moving forward, we officially recommend:
🚫 Never screening tenants. Just go with your gut! 🚫 Fixing leaks with duct tape. It’s basically permanent, right? 🚫 Ignoring owner statements. Surprise math is the best math. 🚫 Answering the phone? Only between 2 AM and 3 AM.
..Okay, obviously it’s Opposite Day. In reality, our 24/7 maintenance, rigorous 10-point tenant screening, and transparent reporting are why we’re a top-ranked firm in North Austin.
We take your investments seriously so you don't have to deal with the "Opposite Day" version of landlording.

Maintenance has become one of the largest cost drivers for Austin rental properties. Labor shortages, higher material prices, and increased demand for skilled contractors mean even routine repairs now cost more than they did just a few years ago.
Deferred maintenance often worsens the problem, turning minor fixes into expensive emergencies. Landlords who rely on reactive repairs typically spend more annually than those using preventative systems designed to control costs long-term.
Good contractors and consistent inspection schedule is how we have tried to combat these issues. If maintenance is going to be deferred we at least want it to be aware of it and plan accordingly. The most expensive maintenance issues are the ones that happen by surprise!

Don't let your pipes freeze!!
Certainly on vacant homes there is no reason to leave your property unprotected while a winter storm comes rolling through Texas. I created a short video to show how we at Prime Properties ensure we don't have ANY broken pipes during inclement weather.

It ain't the worst but it certainly ain't the best. Ooohhh the joys of Section 8 tenants. They may pay more in rent but boy do they make a mess.
I think they need to create a law for landlords who take section 8 tenants to get accelerated depreciation on their homes. They certainly accelerate the normal wear and tear of a property!
