The latest Austin–Round Rock–San Marcos housing and rental data shows a market that is becoming more balanced, creating opportunities across the board.

🏠 For Investors:
Home sales remain strong, with closed sales up 2% and pending sales up 15.4% year-over-year. Meanwhile, the median sales price dipped 1.9% to $440,000, creating potential buying opportunities. Inventory sits at 4.7 months, giving buyers more choices than we've seen in recent years.

The rental market continues to perform well, even as conditions normalize. Pending leases increased 12.9%, while active lease listings declined 7.3%, indicating steady tenant demand. The median rent is $2,100, down 4.5% from last year, making strategic pricing and professional marketing more important than ever.
