COSMETIC EXCLUSIONS: the fine print that quietly guts hail coverage on metal roofs
Quick truth: a lot of Hill Country homeowners have a cosmetic damage exclusion and don’t know it. It often gets added at renewal to make the premium look cheaper.
What is it?
It says the insurer won’t pay for damage that only affects appearance—dents, dings, scuffs, finish damage—unless the roof’s ability to shed water is impaired. Translation: your metal roof can be hammered by hail and still get denied as “cosmetic.”
Why agents include it
It lowers the quote. You save upfront… but a hailstorm later can leave you with a $20K–$60K roof bill.
Why metal roofs are at risk
Hail dents can:
• crack coatings → speed corrosion
• deform seams/lock ribs → loosen fasteners over time
• void manufacturer warranties
With a cosmetic exclusion, the carrier can call these “just dents.”
5-minute self-check
Grab your Declarations Page + full Endorsements (not just the dec page).
Look for phrases like: “Cosmetic/Aesthetic Damage Exclusion,” “Roof Surface Cosmetic Damage,” “Metal Roof Cosmetic Damage,” or “Loss Settlement – Roof Surfacing ACV.”
If you can’t find the endorsements, ask your agent for the full policy packet.
What to ask your agent (copy/paste)
“Please confirm in writing whether my policy has any cosmetic or aesthetic damage exclusions for roof/siding and whether my roof is settled at RCV or ACV. I have a metal roof and want full hail coverage, including finish/coating damage. If there’s an exclusion, quote options without it.”
