99.1% of Georgia homes and 98.2% of Tennessee homes have air conditioning. That is not a luxury stat. That is a recurring revenue base for every HVAC company in the Southeast.
Georgia ranks 8th nationally with 99.09% AC adoption, meaning virtually every home in the state requires maintenance, repair, or replacement on a predictable cycle.
Tennessee sits at 98.2% while California lags at 78.6% and Washington at just 65.8%, states where the addressable HVAC market is structurally smaller.
Florida, Delaware, and Oklahoma top the list at 99.5%, confirming that Sun Belt states have the deepest installed base of any region.
This is exactly why HVAC companies are among the most sought-after acquisitions on the business broker market right now. Near-universal adoption means the customer base is not growing because people are choosing to install AC. It already exists. The revenue comes from the fact that every unit installed eventually breaks, ages out, or needs seasonal service. In Atlanta and Chattanooga, an HVAC company with 500 residential maintenance contracts has a revenue floor that barely fluctuates regardless of the economy because people do not skip AC repair in July. Add population growth of nearly a million new residents across Tennessee and Georgia since 2020, and the installed base keeps expanding while the existing base keeps aging. Buyers looking at HVAC acquisitions in the Southeast are buying into a market where demand is structural, not cyclical, and the customer never stops needing you.
HVAC in the Southeast is not a business. It is an annuity with a service truck.
