Recap of the Quarterly Board of Directors Meeting on December 3rd, 2024:
The meeting was called to order and the previous minutes were accepted. The management company provided a management report. Our overall financials are in good shape, however, we have a good amount of people behind on dues, likely due to the change in management companies. We are waiving all interest charges on accounts that are 2 payments or less behind as they may have missed the change over. We also got the management company to send out another round of letters informing the community of the change. A motion was made to send all accounts that were behind more than 2 payments to collections, excluding those on payment plans. That motion was carried. Late notices will be sent out prior to homes being sent to collections to allow time to get current or get on payment plans. If you are behind on payments and need to work a payment plan, please contact Jeff Cox to set something up.
Right now, dues for 2025 will NOT be going up, however, we will likely see our first dues increase in 2026 as several items are getting more expense (landscaping, insurance, repairs, etc.).
The next quarterly board meeting is tentatively scheduled for March 4th.
***MANAGEMENT COMPANY CHANGE***
All, everyone should start getting letters indicating that the management company is changing from ASC to Extreme. Details should be provided in the letter, but this is accurate information and you should not throw the notice away. Ed and Betsy are still available at Extreme, but our community manager is changing over to Jeff Cox. The transition should be taking place over the course of the next month or so, so you you should expect to get more information as the transition occurs. During the transition, you should be able to sign up for their homeowner portal which should help you see information about you and your home as well as setup payments. Hopefully this will be easier for everyone.
As a note, the changeover was not a decision that the board made, ASC was bought out by Extreme and they have assumed management responsibilities for all of ASCs communities. We have already met with the new community manager and laid out how our community works, so hopefully the change will be a positive one with more tools and resources available to the homeowners.
