❤️ A Different Kind of Home Inspection
Yesterday I had the opportunity to inspect a home that was being sold from a mother to her adult son.
What stood out wasn't the house itself—it was how much Mom cared about making sure her son understood exactly what he was buying.
She was genuinely happy that I performed a thorough inspection and took the time to evaluate everything, including walking the roof.
Not because she expected major problems. Not because there was a lack of trust.
Because she wanted her son to start this next chapter with confidence and without surprises.
Some inspections are about real estate transactions.
Some inspections are about taking care of family.
Those are the ones that remind me why I enjoy this profession.

🏠 DEAL SAVED
Recently, I inspected a home where the seller indicated the attic had already been remediated. During my inspection, I found microbial growth still present along with other concerns like blocked baffles impeding airflow.
As you can imagine, the buyer was pretty concerned and started questioning whether they should move forward with the purchase.
One thing I've learned over the years is that finding a problem is only part of my job. Taking the time to explain what the problem means, what the repair process may look like, and helping buyers understand their options is just as important.
After discussing the findings, possible solutions, and what questions should be asked moving forward, the buyer had a much better understanding of the situation and felt comfortable continuing with the transaction.
The deal moved forward, not because the issue wasn't real, but because the buyer was able to make an informed decision based on facts instead of fear.
A good home inspection isn't about killing deals. It's about identifying concerns, explaining them clearly, and helping people understand the home they're buying.
Sometimes that means walking away. Sometimes it means negotiating repairs. And sometimes it means realizing a problem has a reasonable solution.
That's what happened here, and that's what I strive to do on every inspection.

One thing I take seriously during inspections is actually getting up on the roof whenever conditions safely allow. A roof can tell you a lot about a home — aging materials, flashing issues, drainage concerns, ventilation problems, previous repairs, and signs of leaks or moisture intrusion.
Plus… let’s be honest… Alaska has some pretty incredible “office views.” 😅

I don’t talk about it enough, but moments like this mean a lot to me.
My daughter has started wanting to come along on inspections to learn and earn some money, and honestly it makes me incredibly proud.
These are the kinds of memories and lessons I hope stick with her forever — work hard, learn useful skills, treat people right, and take pride in what you do.

Over the last few months I’ve been spending a lot of time studying inspection reports, reviewing recurring issues in Alaska homes, refining my report writing, and honestly just trying to become a better inspector overall.
One thing I’ve realized is that great inspections aren’t about finding more issues than other inspectors — they’re about helping people understand their home and make informed decisions with confidence.
Today I had the opportunity to speak at The Alaska Mortgage Bankers Association luncheon about inspection findings that commonly affect financing and closings here in Alaska. It went really well and I'm grateful for everyone who took the time to listen and participate. Thank you!

In just 2 days, Anchorage officially adopts the 2023 National Electrical Code (NEC).
Today I’m at the IBEW training center completing an 8-hour electrical code update course as part of my continuing education for my home inspector license.
As both a licensed electrician and home inspector, staying current on the latest code changes matters — especially when it comes to one of the most common safety issues we find during Alaska home inspections:
