This project is a renovation of a penthouse unit located in a condominium in Cha-am, Thailand.
As a renovation project, I began by questioning how the existing spatial system could be reconfigured to better respond to the needs and patterns of new users.
Through an analysis of the existing site conditions and original floor plan, three primary spatial issues were identified.
1. Condominium Typology
In typical condominium layouts, the moment one enters the unit, they are immediately confronted with functional spaces.
There is no transitional zone mediating between exterior and interior.
However, the client expressed a desire for an “in-between space”—a spatial buffer that allows both the body and perception to gradually transition before entering the main living areas.
2. Long and Linear Circulation Axis
The original layout enforced a strictly linear sequence of use—
1 – 2 – 3—
without any spatial center.
This resulted in circulation that felt extended, rigid, and lacking flexibility in daily use.
3. Rear Courtyard Space
As the unit is located on the ground floor, a courtyard exists at the rear of the apartment.
In its original condition, this space functioned merely as a circulation path, despite the client’s intention to open the interior toward the outdoors and establish a stronger connection with the surrounding environment.
From these issues, the primary design objectives were defined as follows:
1. To redistribute spatial functions around a central core and reduce unnecessary circulation distances as much as possible.
2. To ensure that the connection between interior and exterior emerges from actual use, rather than relying solely on openings or visual gestures.
3. To create in-between spaces that operate as transitional zones, both functionally and perceptually.
The design process began with an analysis of user relationships, movement patterns, and lines of sight within the space.
By comparing the original plan with the proposed layout, I applied space syntax tools—typically used in urban-scale analysis of spatial connectivity—to this residential-scale project.
The results confirmed that the initial hypothesis could effectively resolve the spatial issues identified. The new plan was then further developed and refined, ultimately becoming the primary organizational structure of the project. At the entrance, within the transitional zone between interior and exterior, I employed a sequence of light—dark – bright – very bright. This sequence was not intended to create visual drama, but rather to regulate the rhythm of perception and bodily movement. The initial darkness slows the user down, forcing the body to recalibrate from the external environment.Visual information is temporarily reduced, allowing other senses—such as sound and temperature—to become more perceptible. As one enters the bright zone, the space gradually reveals itself. The eye begins to grasp orientation, function, and spatial relationships, without being exposed to everything at once. This zone acts as a visual pause, mediating between the compression of darkness and the openness of the main living space. Finally, the very bright zone is not merely a visual endpoint, but a moment where the interior fully connects with the exterior environment.Natural light reflects off the water surface within the courtyard, creating a sense of spatial opening—both visually and physically. This sequence of light does not simply establish atmosphere; it works in tandem with bodily movement to generate spatial dynamics, transforming the act of entering the residence into a sensory experience rather than one perceived through vision alone.
Within the courtyard, I designed a reflecting pool that mirrors the sky, drawing the external environment into the living space—not only visually, but sensorially. The water surface acts as a mediator between architecture and sky. As natural light strikes the water, shimmering reflections and moving shadows are cast continuously onto surrounding walls, ceilings, and surfaces. These reflections cause interior light conditions to remain in constant flux, producing a dynamic luminous environment that changes throughout the day and across different weather conditions. Beyond the visual dimension, the pool introduces an acoustic layer through the movement and contact of water with material surfaces. The sound of water is intentionally subtle—not loud or disruptive—but functions as background sound that helps mask external noise while creating a rhythm between stillness and movement within the space. From an environmental perspective, the pool also functions as a microclimatic element.Through the process of evaporation, the air temperature around the water surface is reduced.
As air flows through the courtyard, this cooled air is drawn into the interior, helping to lower indoor temperatures and enhance thermal comfort in daily use.
Therefore, the reflecting pool in this project is not conceived as a decorative feature, but as an active generator of light, sound, and physical conditions—allowing the living space to be perceived through multiple senses and fostering a deeper connection between the user and the surrounding environment.
