Vendors are overjoyed with the price for their plaster clad house!

We love a good news story - especially when it backs up exactly what we keep telling people.

We just had a phone call with a very excited and happy client whose plaster clad house in Howick had just sold for way more than she expected.

We installed moisture probes in the house about 11 years ago. Our client had diligently kept up with having the probes read regularly. The probes picked up a few minor weathertightness issues along the way that they had attended to straight away.

When the time came to sell, we were asked to write a report to inform potential buyers about the weathertightness and condition of this house.

Now we are a little different. When we write a report, we don't write for the seller or the buyer. We write for the house. Our role is to look after the house from owner to owner. With probes installed and our knowledge of the construction, cladding and timber treatment, we were able to reassure potential buyers that the house was sound, maintainable and could be monitored for any issues that may come up in the future.

The result was that there were several motivated buyers at the auction and the house sold for what it was worth - instead of being heavily discounted because buyers were concerned about possible leaks and having to reclad.

If you sell a house with monolithic cladding, without moisture probes, you are likely to get really low offers and a lot of sales falling through.
