The top-5 mortgage rates (10-year fixed, NHG, energy label A) — May 2026:

After weeks of rising rates, we're seeing a modest dip and a partly refreshed list of lenders.

What's behind it? Lenders had pushed their rates up more than the underlying market rates warranted. Now comes a small correction downward.

Whether this marks the start of a genuine decline in rates remains to be seen: geopolitical uncertainty and energy price pressures continue to push long-term rates higher.

What we do know: the best mortgage isn't simply the one with the lowest rate today. Other conditions also matter, especially over the full term of your mortgage.

Three weeks ago, we reported a slight improvement. Now we're seeing the market shift into reverse.

📊 In our last update, 19 lenders were processing applications within 2 business days. That number has dropped: Allianz, Argenta, bijBouwe, HollandWoont and Vista have all fallen out of that group.
Attens, Centraal Beheer, and Syntrus Achmea are now at 6 business days, and Dynamic Credit at 4 business days.

So significantly fewer lenders are hitting that 2-day turnaround. What's behind it? The mortgage market remains under pressure. Rising rates are driving spikes in applications, and not every lender has the processing capacity to keep up.

For buyers and those refinancing, this means: choose your lender carefully and factor processing times into your timeline, especially when working around your closing date.
