When experienced investors evaluate a property, they rarely start with the building.
They start with the fundamentals.
Three things usually determine whether a property becomes a great investment or a costly mistake
1. Location: Is the area developing? Is there demand?
2. Documentation: Are the titles and approvals properly verified?
3. Future Development: What infrastructure or growth is expected in that location?
If any of these factors are missing, the investment becomes significantly riskier.
A beautiful building may look attractive today, but strong fundamentals determine its long-term value.
This is why due diligence is one of the most important steps before buying any property.
In your opinion, which of these three factors is most important when investing in real estate?

In real estate, strategy determines outcome, not just budget.
Some investors prioritise stability. They prefer fully developed areas where infrastructure, demand, and long-term value are already established. The focus here is steady appreciation and reduced risk.
Others prioritise growth potential. They target emerging locations, positioning early to maximise upside, understanding that higher returns may come with higher risk.
There is no universal formula. The right approach depends on your financial capacity, investment timeline, and risk tolerance.
Ultimately, successful property investment is about alignment with your goals, not simply following trends.

If you had ₦20M today, which would you choose- Stability or growth?
Both strategies work.
The difference is timing, risk tolerance, and long-term vision.
Property investment is not about trends.
It’s about positioning.
