A buyback plan is one of the most attractive investment structures in real estate right now. You buy a property at today's price, the developer guarantees to repurchase it from you at a higher price within a defined period, and you walk away with a fixed return without the stress of finding a buyer, or waiting on the market.

When it is structured properly, it is. But it is not for everybody.

Here is who it is actually designed for.

The conservative investor:
If you want your money to work without exposing yourself to the volatility of stocks, crypto, or business ventures, a buyback plan offers a fixed, predictable return. You know what you are putting in and you know what you are getting back.

The busy professional:
You have money but you do not have time. A buyback plan is essentially a hands-off investment. You commit your capital, the developer does the work, and you collect your return at the agreed date.

The short to medium term investor:
If you are not looking to lock money away for decades but still want returns that beat a savings account or fixed deposit, a buyback plan typically operates within a one to two year window.

The first time real estate investor. There is no renovation, no tenant management, no resale negotiation. It is a defined entry point with a defined exit — a clean introduction to property investment.

Who it is not for. If you need immediate liquidity, a buyback plan is not the right fit. And if the developer does not have a verifiable track record of honouring buyback commitments, please don't invest.

Know what you are buying. Know who you are buying it from. And make sure the timeline works for you perfectly.
