In Nigeria, having the right land documents is key to avoiding disputes and fraud. Here are the most important ones.

1. Certificate of Occupancy (C of O) Issued by the state government. Grants legal ownership for 99 years. Very secure and bank-recognized, but costly and time-consuming.

2. Deed of Assignment; Transfers ownership from seller to buyer. Must be registered at the Land Registry.

3. Governor’s Consent; Required after the Deed of Assignment. Makes the transfer fully legal under Nigerian law.

4. Survey Plan; Shows exact land location, size, and coordinates. Used to confirm that the land is not under government acquisition.

5. Excision & Gazette: Excision: Land released by government to indigenous owners. Gazette: Official publication confirming the excision. Excision without Gazette is still risky.

6. Power of Attorney; Allows someone to act on behalf of the owner in property transactions.

7. Receipt & Contract of Sale: Receipt proves payment. The contract of sale is a pre-agreement.

Receipt alone is NOT proof of ownership.
