【吉隆坡房子越来越小 公寓成新趋势】

根据《先锋》（HERALD）月刊统计显示，虽然吉隆坡今年首季推出的住宅项目数量同比下滑一半，但当中的单位却同比增加25%，单位面积同时被压缩。

去年首季吉隆坡共推出10个住宅项目，总单位达5365个。今年首季只有5个住宅项目在吉隆坡面市，惟总单位增至6709个。

“2016年首季，多达80%的单位面积少于1000平方尺，比以往的60%，增加了20%。”

统计显示，随着大部分单位面积少过1000平方尺，售价40万令吉以下的单位数量也有所增加。

该报告指吉隆坡所有在今年首季推出的住宅项目分别为共管公寓、服务式公寓及居家办公公寓（sohos），皆属分层地契产业。

针对这类统计，马来西亚房地产发展商会（REHDA）前主席拿督黄腾亮认同，住宅项目以公寓方式往上建设，其单位面积再缩小发展，已成为趋势。

黄腾亮指出，土地昂贵兼有限，导致吉隆坡及槟城住宅多以公寓形式发展：“吉隆坡的单位面积普遍上不大，一般约800平方尺，1000平方尺的单位已被视为宽阔。”

双威建筑集团董事拿督关和贵则认为，吉隆坡住宅单位“缩小”旨在迎合大众需求，也比较符合经济效益。

他指吉隆坡房屋发展趋势有点类似新加坡及香港，一些单位甚至没有厨房，只以小空间取代。
