Hello dear friends, welcome to the FINLEG CONSULTANCY. Today we will look at the differences between conveyance and deemed conveyance. To convey or do conveyance, what documents are necessary? What difficulties can arise in conveyance and why is deemed conveyance necessary? These are the aspects we will address in this article. It is important for flat owners to understand these details.
When you buy a flat, you do not automatically become the owner, you must apply for conveyance or deemed conveyance to ensure that the land on which your building stands (the land that the housing society is registered in) is transferred to the society. We will also address the problems flat owners face after purchasing a flat and why it's important to understand your first responsibility as a flat owner.
After buying a flat, you should try to contact other flat owners and create a group as quickly as possible, and as soon as possible, register a cooperative housing society. If you have an under-construction project, then register your cooperative housing society as soon as possible. If your cooperative housing society is registered, it will be a legal entity and your interactions with the builder will also be recognized legally. If you have to undertake legal actions, the contributions that you need will be collected through the cooperative housing society and all the accounting work will be maintained, including audit, and you will be able to navigate to RERA through the cooperative housing society. The more quickly you register the cooperative housing society, the sooner you can undertake these actions and the easier it will all be. This is the essence of chapter one of the article titled 'Conveyance and Deemed Conveyance'.
