Car Parking & Common Areas Cannot Be Sold Separately – AP RERA Clarifies

Important update from AP RERA that every buyer, builder, and real estate professional must note.

A committee formed by AP RERA, consisting of experts, has reiterated a key point: car parking and sale of common areas are not allowed.

Even though developers allocate car parking in Basement-1 and Basement-2 as per the approved building plan, RERA has clarified that these basements fall under 'common areas' as per Section 2(n) of the Andhra Pradesh (Apartment Promotion, Construction and Ownership) Act, 1987.

Which means – no builder or developer can sell car parking spaces in the basement separately.

The RERA Act is very clear on this:
✅ Common areas are part of the apartment cost
✅ They cannot be sold separately
✅ Car parking in common areas is not a saleable unit

This clarity from AP RERA will hopefully bring more transparency into how real estate is marketed and sold in the state.
