RPZs are gone. Since 1 March 2026, one national rent-control rule covers every private and student-specific tenancy in Ireland.
The cap: 2% a year or inflation (now measured by CPI), whichever is lower. Reviews once every 12 months. And the rent-review notice has to reach your tenant and the RTB on the same day — or it doesn’t count.

How to set rent in Ireland under the new 2026 rules 🇮🇪 (save this 🔖)
RPZs are gone. From 1 March 2026, one national rent control system covers every private tenancy + student accommodation.

The 3 situations you need to spot 👇

1️⃣ New tenancy → maybe reset to market rent (only if allowed)
2️⃣ Same tenant → old rent + cap carries on
3️⃣ Rent review → capped increase only

You can ONLY reset to market rent when:

✅ tenant left voluntarily
✅ tenant breached obligations
✅ property no longer suited their needs
✅ end of a 6-year tenancy

🚫 NOT after a no-fault eviction
And when you reset, you must back it with 3 comparables from the RTB Rent Register (same area, beds, floor area, BER).
Reviewing a sitting tenant? Lower of 2% or CPI · once every 12 months · 90 days’ notice.
