Meitheal Architects are delighted to share that planning permission has been approved by An Coimisiún Pleanála for a 164-unit Large-Scale Residential Development on a previously undeveloped greenfield site in Ardarostig, Bishopstown, Cork, in partnership with Dwellings Developments. The homes are a mix of 1, 2 & 3 bedroom residential units, utilising the best practices espoused in the Compact Sustainable Growth Guidelines to achieve a nett density of >45 homes per hectare. A creche and designated play space will also serve the community.
Meitheal Architects’ Managing Director Patrick O Toole is delighted to see the impact that new national policy and guidance is having on supporting the work of the local authorities and An Coimisiún Pleanála to pursue higher, more sustainable urban residential densities.
The site lies on Waterfall Road, 2km from Wilton and connected to public transport routes and the local active travel network. The development will avail of the proximity to primary and secondary schools, the MTU campus, and local Bishopstown services and amenities.
The site is divided into homezones by primary and secondary circulation routes, with pocket parks linking distinct residential areas. A connective layer of canopy vegetation, grassed terraces, and plaza areas forefront biodiversity, and a sustainable approach to development integrates the built environment with the existing contours of the site's complex sloping topography, while respecting the urban form of adjacent developments.

Having opened in November 2024, the Fork and Wheel was a ground-up refurbishment of the Two Mile Inn, a well-established local bar and restaurant that had been closed since Covid-19. Our clients, the Cliste Group, required a full-service team to provide feasibility, planning, interiors, construction as well as FSC/DAC, assigned certifier and PSDP services to re-imagine this local gem on a budget. Meitheal Architects provided the full suite of services, with Horizon Engineers and MMOS Engineers completing the design team. We partnered with contractors Rose Construction, who delivered the project in a very tight programme.
The surrounding farmland inspired the rustic but intimate and comfortable interior that provides the clients with a full operational switch between shifts from carvery to a full-service à la carte in the evenings. Clever use of partitions and curtains allow a simple changeover for staff. The existing bar was maintained and mildly upgraded to keep the original character. Built-in furniture, joinery, upholstery and wall coverings all work with new lighting, skylights, and ceiling coffers to provide an intimate but contemporary dining experience that our clients are thrilled with.
A new café and outdoor areas were introduced, along with an entry that re-aligns the customer experience from the new carpark, all taking in the existing mature landscape and adjacent stream.
