The Government has published guidance explaining the investigatory powers now available to local councils under the Renters’ Rights Act 2025.

These powers are already in force and for most responsible landlords, their practical impact is likely to be ensuring that records and compliance documents are organised and easy to provide if requested.

The guidance also makes clear that councils must follow legal procedures and use these powers appropriately and proportionately.

We recommend members review their record-keeping and compliance processes as part of preparing for the wider Renters’ Rights Act changes taking effect during 2026.

Reminder for landlords: This is the last week to send the mandatory Government Renters' Rights Act Information Sheet to all your existing tenants before the 31st May Deadline!

Failure to do so may result in heavy fines, so make sure you comply and do the needful without leaving it to late.

Landlords, we’re already halfway through May! ⏳

If you have existing tenancies that started before 1 May 2026 and haven’t yet sent the mandatory Renters’ Rights Act Information Sheet, now’s a good time to get it done before the 31 May deadline.

A few important things to remember:
✔️ Send the sheet as a PDF attachment or printed copy — a URL link alone is NOT legally sufficient
✔️ Ensure every named tenant receives a copy before the deadline
✔️ Get a signed confirmation or acknowledgement of receipt from the tenant.

🚨 If you can’t prove it, you haven’t complied.
