Is property development facing its toughest reality check yet? 👀

At the latest Pillars of Property event, I shared my key takeaways from the Brighton SECE26 conference, where I was invited to speak, and the message was clear.

The challenges facing developers haven’t disappeared. In many cases, they’ve become even tougher.

Here’s the reality right now:

📍 Build costs that once seemed unthinkable at £2,500 per sqm are now reaching £3,000 per sqm and beyond.

📍 Property values have softened, with some estimates suggesting many homes are worth around 20% less than owners believe if they needed to sell in a timely manner.

📍 Planning delays and increasing compliance requirements continue to add cost and uncertainty to projects.

📍 For SME developers in particular, building to sell has become incredibly difficult to make stack up financially.
Despite the challenges, there was also plenty of discussion around opportunities in the market and how technology and AI could help shape the future of construction.

So, are the green shoots of spring already starting to die, or is this simply the industry’s reset before the next phase of growth?
