With landlords exiting the market but finding it difficult to sell tenanted properties, there's opportunity to buy below market value without the normal 25% deposit.

For example, you have the chance to buy a tenanted house worth 250k for 200k. A regular buy to let mortgage would need you to put in 25% of the purchase price.

A BMV bridge is based on the valuation, regardless of the purchase price meaning you could borrow £187,500 on this example, instead of the 150k a regular Buy To Let would lend.

And if you have equity in an existing portfolio, you can use this to fund the full purchase price without redeeming existing buy to let mortgages.
