Large family, kids are getting older. New master bedroom with ensuite bathroom.
2 additional bedrooms and bath for the older children, quiet area to read, do homework or socialize. A second floor 115m² was added.
The construction was done with 3 - 14 m long girder trusses, smart-walls and interior partitions, all factory-build by Pacific Building Systems. The new roof was on in only 3 days after the subfloor was laid. To minimize the cost, the second floor is only bearing on strategically selected points and not affecting the existing floor below.

Pre-fab vs Onsite-construction.
Most of SOS Design’s projects are built with Pacific Building Systems pre-fabricated smart-walls. This reduces the time to lock-up and delivers a much better product. Would you ever consider buying your car as a kit of parts and assemble it in your driveway?
The wall panels are pre-insulated and deliver R-40 when completed. Typically it takes 6 hours to assemble per floor. Interior walls and shear-walls are factory made - even the moment-frames come fully assembled – steel plates and bolts, ready to be installed on site.
The project is fully resolved as a computer model before fabrication. The production is done with automated equipment and laser guided jigs. This greatly reduces waste and ensures the highest precision and quality.

4 affordable homes on a very small lot

SOS Design was engaged to design a new home for clients downsizing and relocating from out of province. This steep and ecologically fragile hillside above Matheson Lake in Metchosin BC provided inspiration for a home that is light on the land. In order to minimize site impact, the 2100 ft² prefabricated home “floats” on a steel frame that is supported by 3 columns.
The client, a very talented graphic designer with an eye for details, had a preference for natural materials, choosing Corten steel cladding and planning for extensive green roof system on the flat roof areas.
