This will be the last posting for a rental that I will do. Retirement is around the corner. I am posting but I will not be the owner when you move in.
A bachelor is coming up for April 1 at 845 Princess. It is a bit unusual as it has an inside entrance and an outside entrance. Pets are welcome with a good pet owner.
Descent kitchen with 24 inch appliances. Bathroom has only a shower stall but there is access to tubs on the 2nd and 3rd floor. Large closet with ample storage.
$1,150 plus you pay your own hydro as it is on a separate meter.

I have a room at Princess! $900 for a room with a private kitchen. Shared 3 bathrooms between seven other great residents. Pets are welcome with good pet owners. If it is on the market for more than a day, I will try and get some updated photos. Otherwise this is what I have - old pictures.

As homeowners we need to make sure our property insurance will cover us, especially for liability insurance. Nobody wants to get sued because their tenant broke a law, someone got injured, and insurance wouldn't pay up.
Asking questions in these groups is part of doing due diligence as a landlord; save your opinions for other groups or take a break from social media.
Know that if your insurance provider becomes aware of a dog with bite history they WILL NOT COVER YOU. Likewise, a dog that is not listed on your policy (even a tenants) will not be covered for liability insurance. Be very careful when having conversations with them. I suggest using "theoretical" terms...ask IF my tenant acquired a dangerous breed dog would I be covered? And IF the dog was lose/not muzzled on my property would I be covered? If the answer is no and your tenant is not willing to carry their own liability insurance then you should warn them about eviction for breaking bylaws.

Here is my story about Penny Stone and the SPCA. This is why I don’t support the SPCA or the Humane Society of Victoria where she now works.
There was a resident who lived on Princess Ave. He had lived in my rental property for a long time. He had a beautiful Rottweiler named Hera.
Hera was very well trained. She didn’t bark in the building or on the street. She was friendly to other dogs and people. Hera was calm and when she saw other dogs fighting, she just kept to herself, right beside her owner. She followed all the usual commands perfectly, sit, stay, come, etc. Hera was the best trained dog.
She got an infection in a dew claw. Her owner booked an appointment with a vet at the Elk Lake Veterinary Hospital. I drove them and paid for the surgery on a loan.
When we went back to pick up the dog the vet said that it looked like the un-spayed dog was developing Pyometra. (It is an infection in the womb that happens to dogs after their heat cycle.)
My resident was on a disability pension, and they said that it was going to be an expensive surgery. He wanted a second opinion. I suggested that he call around and see if he could find funding.
The call to SPCA was terrifying in the end. Penny Stone told him that he had to surrender the dog. She told him that if he didn’t surrender the dog voluntarily that she was coming over with the police.
Dealing with the police is super frightening to some people. No one who has ever had dealings with the police is happy about it.
The resident couldn’t reach me in time. Penny Stone immediately took the eight-year-old Rottweiler away from my resident. Hera had been well raised and cared for. Arrangements could have been made to give Hera the surgery that she needed without the SPCA abducting her from her rightful owner.
Penny Stone’s draconian methods were over the top cruel and unwarranted and were not well intentioned.
