This is how I think about Rent to Own (aka Lease Option) deals.
Not as properties.
As agreements between three timelines:
- The investor’s
- The tenant-buyer’s
- The lender’s
When those timelines don’t align, the deal becomes fragile, even if the numbers look good.
Structure isn’t paperwork. It’s risk management.
Optimism doesn’t protect capital. Structure does.

During networking events, we tend to forget the names of some of the people we're talking to and that's totally normal. A nice and easy way to solve this is either to continue the conversation until their name pops up again naturally or just be honest and upfront about it right away with a sincere apology.
Either way, what's important is that you make a good impression on the people you meet and show respect when you forget their name. People appreciate authenticity and graciousness far more than performative perfection.
