Holy this is an unforgettable journey. What was supposed to be a regular trip, ended up with us almost being stuck in the Middle East, flying along ballistic missiles. We could have easily been hit in this Israel-Iran conflict. What a journey.

Why is this stuck in my head? Am I the only one that hears it?

Tenant turnover is the golden moment for landlords — but it comes with a tough question: do you pour money into renovations, or keep it simple? In multi-family properties, every rent increase ties directly to the value of the building, so renovations aren’t just cosmetic — they’re strategic. My “golden rule” is simple: 3-7 year payback period. Anything more, and it might not be worth it. For Toronto investors (especially those with older apartment buildings on CMHC MLI Select), the right renos can mean better tenants, stronger cash flow, and long-term growth.
