The GTA Market is slowly heating up. The June Numbers at a Glance:

-6,906 homes sold in the GTA, up 9.4% compared to June 2025.

-New listings decreased 12.9%, resulting in less new inventory coming to market.

-Year-to-date home sales are now slightly ahead of the first half of 2025.

-The average GTA home price was $1,058,658.

-Average prices remain 3.9% lower than one year ago, but the rate of price decline continues to slow.

-Month-over-month average prices increased modestly, another encouraging sign that the market is stabilizing.

According to Jason Mercer, buyer confidence is expected to continue improving throughout the second half of 2026. As more buyers who have been waiting on the sidelines re-enter the market, demand is expected to strengthen further. If this trend continues, home prices could stabilize and begin to trend upward before the end of the year.

Affordability remains a key issue across the GTA. Industry leaders continue to advocate for reducing development charges, which can account for as much as 20% of the cost of a newly built home. Lowering these costs would help improve affordability and increase housing supply over the long term.
