New Homes Built Faster Act in Ontario.
On October 25th, 2022 the Ontario government announced the latest housing act to fix the housing supply shortage across Ontario.
One of the main goals of this act is to build 1.5 million homes over the next 10 years.
Policies will provide the groundwork for growth by:
- Reducing the bureaucratic costs and red tape that are delaying construction and pushing home prices even higher
- Promoting building up near transit and reforming zoning to create more “gentle density”
- Protecting homebuyers and utilizing provincial lands to build more attainable homes
One of the ways we propose to increase gentle density is by expanding what’s allowed to be built without further planning approvals. The plan would permit up to three residential units on most residential lots. For example: A Main Residence, A Basement Apartment and A Garden House

🍂 October Market Update
Only 2 months left in the year and we saw an increase in both sales price and # of sales month over month.
Sales are way down from October of 2021; 50% less sales were reported this October.
Many condo owners are holding off from selling and renting out their units instead to take advantage of red hot rental rates across the city of Toronto.
“With new listings at or near historic lows, a moderate uptick in demand from current levels would result in a noticeable tightening in the resale housing market in short order. Obviously, there is still a lot of short-term economic uncertainty. In the medium-to-long-term, however, the demand for housing will rebound. Public policy initiatives like the recently introduced provincial More Homes Built Faster Act and strong mayor provisions will help ensure we see more homes being built to affordably meet the needs of new households,” said TRREB President Kevin Crigger.

📈 Active Listings are up 26% compared to last year
📈 Days on market are up a message 33% from last year with more listings sitting on the market much longer l
📉 All property types continue the trend of selling below list price across the board. A big change from last year where the average home was selling for 6% over list price
