We recently helped some new homeowners who discovered the previous owners had done a quick fix on their roof vent pipe, and it was already causing problems.
The culprit was a failed pipe boot (the rubber seal around the plumbing vent pipe). Instead of a proper repair, the old patch job had cracked and shrunk over time, letting water sneak in around the pipe and down into the decking. You can see in the photos how the wood underneath got water stained and damaged.

The fix involved:
• Removing the old shingles and rotted decking around the pipe
• Replacing the damaged wood
• Installing a new boot with proper flashing and sealing
• Re-shingling the area
