# #’s Bill 60 known as the “Fighting Delays, Building Faster Act, 2025” includes significant tenancy-related changes with the following key impacts on tenants:
• Tenants are no longer allowed to raise new issues or present new evidence during Landlord and Tenant Board (LTB) hearings, limiting their ability to fully defend themselves.
• The appeal period for tenants is cut from 30 days to just 15 days, reducing time for tenants to respond or appeal eviction decisions.
• Landlords no longer have to provide tenants with one month’s rent as compensation when evicting tenants for personal use of the property, as long as at least 120 days’ notice is given. This removes a financial buffer for tenants facing eviction.
• Tenants must pay 50% of the alleged unpaid rent upfront to be able to contest claims during eviction hearings, which can create significant financial barriers to defending their tenancy.
• The eviction process is being sped up, making it easier and faster for landlords to evict tenants who do not pay rent on time or for other reasons
• Critics and tenant advocates warn these changes weaken tenant protections, increase housing instability, and could exacerbate homelessness in Ontario.
Overall, Bill 60 raises concerns about limiting tenants’ rights in hearings, removing compensation safeguards, shortening appeal times, and facilitating faster evictions while not addressing affordability or tenant protections adequately.
This bill is seen by many as improving efficiency for landlords but to the detriment of renters, especially vulnerable populations in Ontario’s tight rental market.
