Waiting for a lower rate? Here's why you should buy now.
Waiting for mortgage interest rates to drop before buying a home can often be a counterproductive strategy, as lower rates frequently lead to higher home prices due to increased demand. The consensus among real estate analysts suggests that acting now allows buyers to avoid increased competition, start building equity, and potentially refinance to a lower rate later.
1. Home Prices May Rise When Rates Drop
2. High Demand Equals Low Negotiation Power
Waiting for lower rates means waiting to enter the market alongside
3. Immediate Equity Accumulation
4. You Can Refinance Later
5. Lower Rates Aren't Guaranteed
6. The "Waiting Penalty."

Here's how to give your down payment a big boost. 🚀
Ontario first-time buyers can withdraw up to $60,000 tax-free from their RRSPs through the Home Buyers’ Plan (HBP). 💸 If you’re buying with a partner, that’s $120,000 for your down payment. You have a two-year grace period before you even need to start the 15-year repayment plan. Call it an interest-free loan to yourself.
Is your down payment sitting in the right account?🏛️ DM me 'HBP' to see if this strategy works for you.

It's been a while since I've posted. It's been a while since I've updated my pictures as well.
I am not very good at social media. I've spent most of my life without it. While I know it's a valuable tool and I can tell myself that "I'll be better at it this year!", the truth is I won't, and I've come to accept that.
If you're looking to purchase a home and need a pre-approval or general mortgage advice, I'm just a call/text away. I will still try to make the occasional informational post, but I feel that my energy and time spent on these things could be better redirected into something more productive. I think that very few people actually find mortgage facts and info interesting until they need it. Maybe I am wrong, though.
I quit working in the service industry this year and have focused my time on mortgage brokering. If you are involved in real estate, banking, or finance, chances are I will be reaching out to you pretty soon. I always prefer face-to-face interactions.
Also, I still play live shows quite often, so if you want to watch your mortgage broker shred the solo to Freebird, or whistle along to Bobby McFerrin, come hang out.
Anyway, there's my semi-annual post for the year. See you soon.
