Toronto Rental Bylaw Update for Landlords and Investors

If you own an investment property in Toronto, staying updated with rental bylaws is essential. Ignoring these rules can lead to fines, licensing issues, or restrictions on renting your property.

Here are two important updates landlords should know:

• Multi-tenant houses: If a property rents 4 or more separate rooms, it may be classified as a multi-tenant (rooming) house and requires a city license, along with safety inspections and zoning compliance.

• Short-term rentals (Airbnb): Short-term rentals are only allowed in your principal residence and are capped at 180 nights per year. Investment properties that are not your primary residence generally cannot legally operate as Airbnb.

Toronto’s housing regulations continue to evolve, so landlords and investors should always stay informed to protect their investment.
