In March 2026, the GTA resale housing market experienced a tightening of conditions compared to the previous year. Home sales increased by 1.7 percent year-over-year, with a total of 5,039 transactions reported through the Toronto Regional Real Estate Board (TRREB) MLS® System. This uptick in sales suggests that more households are taking advantage of improved affordability as we transition into the spring market. However, new listings saw a significant decline, dropping by 16.7 percent to 14,442.

Exciting news for prospective homebuyers in Ontario! As part of the upcoming 2026 Budget, the Ontario government is introducing a significant initiative that will benefit all buyers of new homes. Starting April 1, 2026, eligible buyers will be able to take advantage of a full 13 percent Harmonized Sales Tax (HST) rebate on new homes valued up to $1 million. This initiative is designed to ease the financial burden of homeownership and stimulate the housing market.

The maximum rebate available will be $130,000 for homes valued up to $1 million. For homes priced between $1 million and $1.5 million, the rebate will still be available, albeit at a reduced rate. Homes valued between $1.5 million and $1.85 million will see a proportional decrease in the rebate, ensuring that buyers of higher-valued properties still receive some financial relief.
