• 790 properties sold
• 16% absorption rate, Indicating a balanced market
• –5% year-over-year change in average sale price

What this tells us: buyers are active, but they are selective. Homes that are priced correctly and positioned well are still selling, while over-pricing is being met with hesitation. The slowdown we’re seeing is largely about pricing alignment, not a lack of demand.
