Summer bucket list… but make it home edition 🏡

Every summer, there’s always that list in the back of your mind, the little (or not so little) home projects you keep meaning to get to.

Maybe it’s finally refreshing the backyard, starting that garden, painting a room you’ve been staring at for years, or doing a proper declutter so your space feels lighter.

The thing about summer is it makes everything feel a bit more doable. More daylight, more energy, more motivation to actually start ticking things off.

New construction and resale homes might end up in the same place… but the mortgage process to get there can look pretty different.

With a resale home, everything tends to move in a more straightforward flow, offer accepted, financing arranged, and a fixed closing date not too far out.

New construction can be a longer game. You’re often working with extended timelines, future closing dates, and different deposit structures depending on the builder.

One thing that catches people off guard is how timing affects things like rate holds and how long your approval stays valid. When your closing is months (or even longer) away, planning becomes a lot more important.
