November Market Update for London and St Thomas

The latest numbers from LSTAR are in. Here is a quick look at how the market performed in November:

Homes Sold
492 homes exchanged hands. This is lower than November of last year, yet still higher than November 2023. Buyer activity continues to reflect a cautious mindset heading into winter.

Inventory Levels
The market recorded 5.7 months of inventory, the highest November level in the past decade. This increased supply is giving buyers more options and contributing to a slower pace for sellers.

Average Sale Price
The average price for November came in at 604,994 dollars, almost unchanged from October. Year over year, prices show a modest adjustment in line with current market conditions.

As we move through the winter season, preparation and strategy continue to matter for sellers, while buyers may find more opportunities with increased selection.

📊 September Market Update – London & St. Thomas

The September stats are in, and the story is all about inventory.
🏡 Active listings jumped to 3,222 – the highest we’ve seen this year.

📈 Months of inventory climbed from 5.0 in August to 6.0 in September.

💲 Average price eased to $622,805 (down from $651,329 in August).

🕒 Homes are taking about the same time to sell – 29 days on average.

What does it mean? Buyers now have more choice, and the market is shifting toward balance.

Sellers are facing more competition, with pricing and timing becoming more important.
