The market right now — from current LSTAR data: 5.0 months of inventory, 97.4% sale-to-list ratio, 26-day median. London's condo market includes apartment-style units, townhouses, and townhomes, and each type is behaving slightly differently right now.

Condo sellers: inventory is elevated, which means buyers have options and will compare your unit carefully against everything else available at the same price. Accurate condo fees, a current status certificate ready to go, and a listing that reflects the unit's actual condition and square footage are not optional — they're what keeps a serious buyer from walking before they ever write an offer.

Condo buyers: summer is one of the better times to buy. Motivated sellers, less competing buyer pressure, and real room to negotiate — especially on units that have been sitting. Know your full monthly carrying costs: mortgage, condo fees, property tax, and parking. Get pre-approved before you look. And make sure your Realtor reviews the status certificate properly — not just flags it as received.
