May numbers for the Waterloo Region market:
→ 625 home sales (-8.0% YoY)
→ Average price $745,909 (-5.7% YoY)
→ 1,442 new listings (-13.3% YoY)
→ 4.0 months supply
→ 23 days on market (-4.2% YoY)
The honest read: both sides are still hesitant.
Sales down 8% YoY. Prices down 5.7%. Buyers in the driver's seat.
What's interesting: sellers stayed on the sidelines too. New listings dropped 13.3%. A standoff.
Homes priced right are moving faster - 23 days on market vs 24 last May.

March numbers for the Waterloo Region market:
→ 492 home sales (+5.4% YoY)
→ Average price $733,258 (-4.4% YoY)
→ 1,082 new listings (-11.2% YoY)
→ 2.9 months of supply
→ 30 days on market (+11.1% YoY)
The honest read: the market is still slow.
Prices are down 4.4% from a year ago. Homes are sitting 11% longer than last March. Buyers are still in the driver's seat.
The one encouraging signal is sales. +5.4% YoY is the first month in a while where buyers have actually shown up in real numbers. Cornerstone summed it up as "significant sales growth" with "continued stability of prices."
That said, one decent month isn't a turnaround. New listings are down 11% so the activity is in a thinner pool. Sellers also haven't come off the sidelines.
Slow-but-stabilizing. Higher lows on sales, prices still drifting. If you're buying, you have time. If you're selling, your competition is light but your buyers are slow.
