🚨 Ontario Landlord and Tenant Board Update | Effective July 1, 2026 🚨

Several important changes to the Residential Tenancies Act are now in effect and could impact landlords, tenants, and property managers across Ontario.

Key changes include:

✔️ Review requests have been shortened from 30 days to 15 days.
✔️ The circumstances under which an LTB order can be reviewed are now much more limited.
✔️ The official LTB Payment Agreement Form is now mandatory for repayment agreements made before a hearing.
✔️ Tenants now have the right to install their own window or portable air conditioners in certain situations, even if the lease prohibits them, provided they meet the requirements set out in the legislation.
✔️ In many cases where utilities are included in rent, landlords may charge a seasonal increase to offset the cost of running a tenant-installed air conditioner.

These changes are intended to reduce delays, create more consistency in the review process, and clarify rights and responsibilities for both landlords and tenants.

As always, it's important to review your procedures and ensure you're following the updated legislation.
