Greater Edmonton Real Estate Market Update – March 2026

March brought a strong jump in activity across the Greater Edmonton Area, with 2,133 homes sold — up 33.1% from February, though still 14.0% lower than last year.

March snapshot:
• 3,809 new listings → up 30.6% MoM and 4.2% YoY
• Inventory climbed 13.8% from February and sits 31.6% higher than last year
• Average sale price: $470,819 → up 3.4% MoM and 2.2% higher YoY
• HPI benchmark: $426,000 → up 1.5% MoM, but down 2.9% YoY

Activity is picking up as we move deeper into spring, with more homes hitting the market and prices trending upward month-over-month. Buyers have more selection, while well-positioned homes are still attracting solid attention.
