February’s market is telling a different story depending on the type of home you’re buying or selling. It’s not one size fits all right now, each property type is moving in its own rhythm.
🏡 Detached Homes
Detached homes continue to see some of the tightest conditions in the market with less than three months of supply. Demand remains particularly strong for homes priced under $700K where inventory continues to be limited. Well prepared listings in this range are still seeing strong activity from motivated buyers.
🏠 Semi-Detached Homes
Semi detached properties are experiencing similarly tight conditions. Buyers looking for space and value between condos and detached homes are keeping demand steady. Sellers who price strategically and present their homes well are still positioned to attract solid interest.
🏘️ Row and Townhomes
Row homes are sitting in more balanced conditions compared to other segments. Inventory levels are slightly higher, giving buyers more options to compare. For sellers, thoughtful pricing and strong presentation are key to standing out in a growing pool of listings.
🏙️ Apartments and Condos
The apartment condominium segment continues to see rising supply, with thousands of new units currently under construction across Calgary. This is creating more choice for buyers and shifting negotiating power in their favour. For sellers, strategic pricing and strong marketing are essential to compete effectively in this segment.

So you’re saving up to purchase your first home (yay!) 🎉
You’ve probably been laser focused on the down payment… but there’s one extra cost that quietly sneaks up on a lot of buyers, closing costs!!
You’ll need money set aside for these in addition to your down payment & lenders will often want to see proof of it when you get pre-approved.
Here’s a realistic example for a $500,000 home in Calgary:
Typical closing costs:
• Lawyer fees: $1,000–$1,500
• Land title registration: ~ $1,000
• Title insurance (if not included): $300–$400
• Home inspection: $400–$600
• Property tax adjustment: $500–$1,000
• Condo document review (if applicable): $250–$400
Estimated closing costs total:
roughly $3,500–$4,900
Other recommended budget items:
• Moving costs: $500–$1,500
• First-home purchases (furniture, home essentials, small fixes): $1,000–$3,000
