February we saw an increase in activity compared to the previous month. This is typical, and I’m sure the mild February weather we experienced also played a part in buyers wanting to get out and start their home search. We’re seeing a relatively balanced market for detached homes, and apartment condos remain in abundance, with nearly 18,000 units in Calgary under construction.

On average, pricing has only decreased 4.4% since last year.

The next interest rate announcement is scheduled for March 18th. Keep an eye out on what may happen! Most are predicting the bank holds their current rate.

Below was the pricing we saw as of February 2026:

Average Home Price: $560,500 (4.4% decrease from February 2025)
Average Detached Price: $734,300 (3.2% decrease from February 2025)
Average Semi-detached Price: $682,200 (0.4% decrease from February 2025)
Average Townhome Price: $423,600 (5.0% decrease from February 2025)
Average Apartment Price: $298,600 (9.3% decrease from February 2025)
Average Months Worth of Supply: 3.16 (last month was 3.56 months worth of supply)
Average Days On Market: 42 (last month was 54)
