🚨 Assignment Sales 🚨
“Assignment Sale,” “Assignment Available,” “Assignment Clause Included” are just some of the common phrases that pop up as incentives for buyers when it comes to purchasing a Pre-construction home or condo.
However, there are rare occasions where an assignment can happen with resale properties as well. 👈🏼
At times some buyers or sellers don’t know what an assignment sale is and some of the possible benefits it could provide them. 🤔
✅An assignment sale allows the initial buyer to assign their original Agreement of Purchase & Sale to new buyers at a certain price which is usually higher than the price the original buyer purchased their unit at.
👉🏽 Essentially, the original buyer is freed from the deal and the new buyer is obligated to abide by the APS schedules and close on the said property when the time comes.
📌 It is important to note though that using an assignment clause can sometimes be associated with a cost that the builder sets at the time of purchase. It could range anywhere between being Free to any dollar amount.
👍🏻Having an assignment clause available is very beneficial because it allows the original buyers to sell their unit before closing and make their profits in a small period of time. As for the new buyers it allows them to get access to a prime project/location that could have been previously sold out.
