🏡 The typical buyer is:
• Over 55 years old (83%)
• Well-educated (51% hold a university degree)
• Married or in a long-term relationship (75%)
• Primarily from the USA, UK, Germany, Canada, and Northern Europe
🌿 Why Italy?
• Quality of life (71%)
• Climate and nature (47%)
• Art, culture, and traditions (47%)
• Italian heritage and family roots (30%)
💶 Contrary to popular belief, most foreign buyers are not searching for luxury estates:
• 72% have budgets below €500,000
• The largest segment is looking between €100,000 and €250,000
💻 The buying journey starts online:
• 89% use search engines
• 49% use property portals
• Local agencies typically enter the process later
⚠️ The biggest barriers are not global events or market uncertainty, but:

Today is International Day of the Forest. 🇮🇹 🌳 Although Italy's natural beauty is well-known, its national parks and forests often go unnoticed.
🍃Stelvio National Park: Established in 1935, Stelvio Park is one of Italy's earliest natural reserves, covering 134,620 hectares across four provinces – Bolzano, Trento, Brescia, and Sondrio. It boasts diverse ecosystems, ranging from 600 to 4,000 meters (2,000 – 13,000 feet) in altitude, making it an appealing destination, particularly during the autumn season.
🌳 Valle Vigezzo: Situated in Piedmont between Lake Maggiore and the Swiss Alps, Valle Vigezzo is characterized by forests of oak, maple, beech, and chestnut trees, interspersed with firs and larches. A pleasant way to experience the area is by taking the Domodossola train to Locarno and enjoying the autumn scenery of northern Italy.
⛰️ Monti Sibillini National Park: Nestled between Umbria and the Marche, the Sibillini Mountains National Park is a designated reserve boasting numerous peaks soaring above 2,000 meters (6,500 feet) and dense forests adorned with maple and beech trees. 🏞️ Sila National Park: This Italian national park lies in Calabria, spanning over 73,000 hectares and encompassing three provinces—Catanzaro, Cosenza, and Crotone. Since 2016, it has been under the stewardship of the Italian National Trust (Fondo Ambientale Italiano or FAI), ensuring public accessibility and offering diverse educational services to aid visitors in exploring the park's natural wonders.
