→ Less competition coming. Negative gearing on established investment properties will be limited to new builds from 1 July 2027 (proposed). Less investor demand for established stock should mean less elbow-throwing at auction.

→ The 5% deposit scheme is still on. The Home Guarantee Scheme continues — unlimited places, no income caps. Perth metro cap is $850K, regional WA is $600K. No LMI on eligible loans.

→ Help to Buy is maturing. The government can co-purchase up to 40% of a new home or 30% of an established one with eligible buyers — meaning less to borrow and lower repayments from day one.

→ Treasury reckons 75,000 more Australians will get into home ownership over the next decade because of these changes.
