WA's biggest planning shake-up in 30 years has just been proposed.
The State Government has put forward reforms to the R-Codes that could open up subdivision on over 50,000 existing properties across Perth.
Under the changes, owners of 700 square metre R20 blocks could subdivide, down from the current 900 square metre requirement.
This would represent the most significant overhaul of the R-Codes since they were introduced in the 1990s, forming a central piece of the government's plan to tackle the housing shortage.
Beyond subdivision, the reforms also aim to cut approval times for single homes from 60 days to 30, and remove planning approval requirements for simple projects like patios, carports and renovations.
As API Magazine reported, one Perth property commentator noted corner blocks in particular stand to see meaningful value gains if the changes go ahead.
Worth noting, these are still draft proposals. Public consultation is expected later this year, with implementation targeted from mid-2027.
If you're thinking about how changes like this could shape your next move in the Perth market, it's exactly the kind of shift we help our clients read and plan around.

Negative gearing is NOT gone.
I've seen a lot of panic posts since the Budget dropped on 12 May. Half of them are wrong. The other half are missing context.
Here's the simple version:
→ If you already own property — nothing changes.
→ If you buy a new build — nothing changes.
→ If you buy established after the cutoff — your losses carry forward instead of reducing your salary income right away.
The tax benefit is delayed, not deleted.
This happened in 1985 too. The rules changed, smart investors adapted, and many came out ahead.
The sky isn't falling. But the strategy needs updating.
