ZOOM AUCTION SUCCESS | 54 Green Avenue Mount Macedon
Yesterday I conducted my first zoom auction. All participants were given clear instructions by email in the week leading up to the auction. 14 bidders registered their interest. 3 bidders went hammer and tongs. 54 individual bids later, the property sold under the hammer - $36,000 above the reserve price. A Melbourne bidder bought the property sight unseen (though a friend had inspected and face-timed the property for them prior to the auction).
The lessons? Technology is vital for commerce to take place these days and friends are so, so important in these Covid-19 times.

Real Estate in the Macedon Ranges
Is there a more interesting place to sell real estate than the Macedon Ranges?
Let’s start by considering the geographical spread of the area. Starting relatively close to Melbourne and roughly in a straight line, our patch extends from South Gisborne through to pretty towns like Gisborne, Macedon, Mount Macedon, Woodend, Carlsruhe and Kyneton. We can go east to Newham, Lancefield, Romsey, Monegeetta and Riddells Creek. Over to the west is Ashbourne, Tylden, Trentham, Fryerstown and Castlemaine. Most of these towns are relatively small but are well-organised and proud with wide streets and interesting rural streetscapes. Indeed, you are in a geographical wonderland when you roam through the ranges.
High mountains, pretty valleys, gently undulating countryside, dramatic views, rocky landscapes, great volcanic soils, good rainfall, climatic dependability, rivers, streams, a lovely mix of Australian bush and exotic introduced specimen trees shrubs and bushes, a huge variety of birdlife and fauna – this is an ancient landscape with much that mankind can offer as a creative by-product. Good roads help the inquisitive visitor get from place to place with ease.
In a relatively constrained area we can find lots of things to do: gold diggings, ramblings through towns rich in history, many fine historic buildings, fine shopping, good cafes, golf courses, horse racing clubs, cricket and football grounds, an extensive library network, art galleries, wineries, restaurants, fine accommodation to suit all budgets, many public and private schools, bike tracks, walking tracks.
Socially, the communities offer much in the way of clubs, hobbies, horticultural pursuits, art groups, voluntary organisations, lobby groups, political groups, study groups, religious groups. The old and the young are catered for throughout and there is an air of vibrancy in the district as evidenced by the massive growth in population in recent times. Public and private schools are everywhere.
Economically, there are supermarkets, hardware stores, a variety of boutique shops, newsagents, small and large factories, mechanics, farm support industries, horticultural experts, lawyers, doctors, dentists, nurses, teachers, estate agents and a huge range of experts relevant to a multi-faceted community. Many people commute to Melbourne each day either by the excellent freeway or by the equally-excellent train service.
Finally, in real estate terms, what a plethora of opportunities await prospective buyers (and sellers). From small apartments, through townhouses, to warehouse living, to suburban blocks of land, to modest homes, to old homes, to historic homes, to modern architect-designed and sustainable homes, to Mount Macedon grand mansions, to small acreages, to hobby farms, to vineyards, to equine properties large and small, to broad acre farms and farmlets, the choices are almost infinite.
Truly, the Macedon Ranges are a vibrant microcosm of Australia’s wonderfully varied community, but the specific characteristics of the area’s geography make for something special.
