10 things I’d never do to my own home in Dubai (if you care about resale value):
1. Bold wall colors. Red, black, or neon might feel fun, but they turn buyers off fast. Go for neutral tones - they make spaces look brighter and more elegant.
2. Turning the garage into a gym or extra room.
Trust me, buyers value shaded parking and storage way more - especially in Dubai’s heat.
3. Overdoing landscaping. Huge gardens sound great until maintenance bills hit. Keep it minimal with artificial grass or desert plants - clean and low
4. ⁠Luxury appliances in a mid-range area. You’ll never get that money back. Choose energy-efficient reliable brands that fit your community level.
5. Knocking down too many walls. Open layouts are nice, but buyers still want privacy and cooling efficiency. Go for wider openings or sliding doors instead.
6. Trendy kitchen designs. They look good now but age fast. Stick to timeless cabinetry in neutral colors
- modern yet classic.
7. Trendy flooring everywhere. Some materials just don’t handle Dubai’s climate well. Choose porcelain tiles or engineered wood - durable and easy to clean.
8. DIY bathrooms or cheap fittings. Bad finishes kill value instantly. Always hire professionals - buyers notice the difference.
9. Adding a pool in a mid-priced community. It’s high maintenance with low return. Create an outdoor lounge, pergola, or BBQ area instead.
10. ⁠Ignoring maintenance. Buyers in Dubai always ask about AC systems, roofs, and plumbing - keep them in top shape if you want a smooth sale.
