What you do: You buy vacant land or old buildings and build new ones (townhouses, flats, offices).
SA Context: You need serious capital and patience for municipal approvals (COUs, planning permission). High risk, but the highest reward.
Best for: The connected capitalist with a strong team (architects, engineers).

🔨 The Flipper

SA Context: With transfer costs and transfer duty so high in SA, your margin needs to be tight. You win on the buy, not the sell.

What you do: Buy residential property and rent it out long-term.
SA Context: You live and die by the bond originator and the interest rate. You need to understand the Rental Housing Act and eviction processes.

🌴 The Airbnb / Short-Term Rental Host
What you do: Rent properties by the night.
SA Context: Great for tourist hubs (Cape Town, Kruger, Drakensberg). However, you need to check your Body Corporate Rules (some schemes don't allow short-term rentals) and manage seasonality.

🤝 The Deal Finder / Wholesaler
What you do: You find great property deals, put them under contract, and sell the contract to another investor for a fee.
SA Context: Harder in SA due to how offers to purchase work, but possible with strong networking. You don't need your own money!
Best for: The networker with no capital but a nose for a bargain.
